Understanding Curb Appeal and Home Value
Curb appeal is the visual impression a home creates from the street. It includes the condition and design of landscaping, walkways, exterior finishes, entry features, lawn care, and other details that shape how a property is perceived before someone steps inside.
Research from The University of Texas at Arlington helps quantify why that first impression matters. Researchers used Google Street View images, human curb-appeal ratings, and a deep-learning classification model to study the relationship between exterior appearance and residential sale prices. UTA reported that curb appeal could account for up to approximately 7% of a home's value when sold. The research also found that the curb-appeal premium could become more pronounced in weaker housing markets. This research evaluates overall curb appeal; it does not mean that any single exterior improvement will increase a home's value by 7%.
Additional research summarized by Virginia Cooperative Extension at Virginia Tech reinforces the relationship between exterior presentation and perceived home value. A multi-state study found that moving from no landscaping to a well-designed landscape was associated with differences in perceived value ranging from 5.5% to 11.4%, depending on location. Virginia Tech also reports earlier research in which upgrading landscaping from average to excellent was associated with an estimated 10% to 12% increase in home value. Design sophistication was identified as an especially important factor in how people evaluated a property's landscape.

Home values depend on many factors, including location, market conditions, property condition, comparable sales, and buyer preferences.
